Located in Neoi Epivates, a coastal settlement just outside Thessaloniki, this residential building enjoys a privileged position just a few steps from the shoreline. The project offers unobstructed sea views and a strong connection to its coastal surroundings.

Concept & Design Approach

This residential building in Neoi Epivates involves the completion of an unfinished structure, where the reinforced concrete frame and external masonry walls had already been constructed.

The architectural design redefined the internal layout, transforming the existing shell into a contemporary residential complex with a mix of apartments and maisonettes. The design focuses on clarity, functionality, and modern living standards.

Spatial Organization

The building is organized through two independent vertical circulation cores. Each core includes a separate entrance, staircase, and elevator, improving accessibility and ensuring privacy for residents.

The building develops across:

  • Basement level
  • Ground floor (pilotis)
  • Three upper floors
  • Roof terrace

The basement includes parking spaces and storage rooms, accessed via two independent ramps for efficient vehicular circulation.

At ground level, the pilotis and landscaped outdoor areas create shared green spaces, along with private gardens for the maisonette units.
