Located in Neoi Epivates, a seaside town just outside Thessaloniki, this residential building is just a breath away from the shoreline, offering unobstructed sea views from its apartments. The project involves the completion of an unfinished building, where the structural frame and external masonry walls had already been constructed. The design redefined the interior layouts, transforming the existing shell into a contemporary residential complex with a variety of apartment and maisonette typologies. Vertical circulation is organized through two separate entrances and two staircases, each equipped with an elevator, ensuring ease of movement, functional clarity, and enhanced privacy for residents.
The building develops across a basement, ground floor, three upper floors, and a roof terrace. The basement accommodates parking and storage spaces, accessed via two independent ramps, ensuring efficient vehicular circulation. At ground level, a pilotis and landscaped areas introduce communal green spaces and private gardens for the three maisonettes. The upper floors host the remaining apartments, completing a total of 17 residential units with one- and two-bedroom layouts, designed for flexibility, natural light, and contemporary living.
Materiality is expressed through earthy tones and natural finishes, reinforcing a calm architectural language that resonates with the coastal context and balances functionality with understated elegance.
