Located at 14–16 Tzavella Street in Athens, the project transforms a former office and retail building into a contemporary residential apartment building with 29 units, including a duplex. The intervention reinvigorates the building’s presence and reconnects it with the urban fabric.
The upgraded façade emphasizes proportion, transparency, and its dialogue with the street. Two basement levels provide parking, storage, and a gym, while a ground-level café activates the public realm. A rooftop garden with planted lounges, a barbecue, and a jacuzzi offers shared leisure with panoramic city views, complemented by timber decks and perimeter greenery.


Interiors feature minimalist layouts, natural materials, and Scandinavian-inspired details—light woods, muted tones, and soft contrasts—balancing clarity, comfort, and timeless elegance. Bathrooms with grey terrazzo and concealed lighting provide a timeless backdrop.
The project merges refined architectural expression with contemporary amenities, delivering a high-quality, thoughtfully curated residential environment.
